​☀️ Spring market has come in like a lion! 🦁
Sales of Leduc Homes are up an astounding ⬆️33% since last month, and ⬆️ 51% over last year's sales!
Single Family home average prices saw a modest ⬇️ 0.5% decrees since last month, but a ⬆️ 5% increase over the same time last year. Condos average sale price also saw a modest decreased by ⬇️1%, but are remaining fairly stable.
LOW INVENTORY remains the name of the game, with only 90 homes available at the time of this post, (29 additional homes are currently pending). Inventory is down ⬇️ 52% compared to last year!

Low inventory in the Greater Edmonton Area is creating favorable conditions for sellers, with average sale prices on the rise and days-on-market lowering.
Sale of single family homes and condos in Leduc were up⬆️15% over January. Single Family home average prices saw a ⬆️ 3% increase over last month, and a⬆️9% increase over the same time last year! Condos average sale price increased by⬆️15%, recovering from a significant dip last month.
Leduc is suffering from LOW INVENTORY, with only 93 homes available at the time of this post, (35 additional homes are currently pending), up slightly from last month, but down⬇️41% compared to last year!

Welcome to a new year and an optimistic month in Leduc Real Estate.👏👏👏
Sale of single family homes and condos in Leduc were up⬆️12% over December and a whopping ⬆️39% since the same time last year! Single Family home average prices saw an ⬆️ 8% increase over last month, while condos sale price averages took a dip of ⬇️22%, putting it closer in line with last year's winter averages.
We are continuing 2023's trend of VERY LOW Inventory in Leduc, with only 89 homes available at the time of this post 😦, (26 additional homes are currently pending), down another⬇️12% since December, and down⬇️30% compared to last year .
