Second Quarter 2021 Real Estate Stats (Leduc)
From April 1st – June 30th, 2021 Leduc had 196 detached houses sell compared to 101 in 2020, representing a staggering 194% increase in second quarter sales. The average selling time was only 29 days on market (2021) compared to 58 in the second quarter of 2020. The average price increased from $362,260 (2020) to $401,723 (2021), resulting in a 10.89% increase.
Half duplexes and attached residential dwellings had a combined 51 sales (2021) compared to 19 sales in 2020. They sold 60 days faster, averaging 33 days on market (2021) verses 93 days in 2020. The average sale price increased 17.62% from $283,265 (2020) to $333,177 (2021). While this increase is quite substantial, it’s important to recognize that there was an increased number of larger half duplexes sell with double garages which helped to drive the average sale price up.
Twenty-eight condos sold last quarter with an average selling time of 49 days on market, compared to 12 condos sold during the same period in 2020, averaging 76 days on market. Sales prices increased 1.85% for condos, averaging $236,289 (2021) compared to $231,991 (2020).
