Leduc Home Sales - 2019 Fourth Quarter
Starting with single family detached houses, there were 77 sales from October 1 – December 31, 2019, compared to 67 sales in 2018, representing 14.9% more detached homes sold. This increase is likely due to more homes being available under $300,000, making it more possible for first time home buyers to get into the market. Detached houses sold on average in 53 days in 2019 compared to 62 days in 2018. The average price decreased from $365,291 (2018) to $343,401 (2019). Although the number of sales have increased, pricing in our region has softened, and may continue to do so before we see it rise again.
There were 13 half-duplexes sold in the 4th quarter of both 2018 and 2019. Half-duplexes sold 4 days faster, averaging 85 days on market, compared to 89 days the previous year. The average sale price held steady last quarter at $307,138 compared to $308,946 in 2018.
Thirteen condos sold in Leduc last quarter, averaging 71 days on market compared to 97 days in 2018. The average sale price for condos was $228,769 compared to $236,669 during the same period in 2018.
